Terms of service

These terms cover the HouseData service (“HouseData”, “we”): the REST API sold through RapidAPI, the Actors published on Apify, the MCP server at mcp.housedata.dev, keys issued privately, and this website. By using any of them you agree to these terms. If you use HouseData on behalf of an organisation, you agree on its behalf.

1. What the service is

HouseData returns publicly available real-estate data as published on Zillow — listings, property records, Zestimates, agents, market statistics, rental buildings and mortgage rates — as JSON, on request. It is read-only: it does not post, save, contact an agent, or act on any Zillow account, and it does not return private or logged-in-only data. HouseData is not affiliated with, endorsed by, or connected to Zillow Group; “Zillow” and “Zestimate” are its marks, used here to describe the data.

2. Your responsibilities

You are responsible for how you use the data. You agree not to use HouseData to:

• violate any law, including data-protection, privacy, fair-housing and intellectual-property law in the places where you and the people in the data are;
• harass, profile or target individuals, or build datasets about identified people beyond what a lawful purpose requires — agent names and phone numbers are personal data;
• republish listings, photographs or descriptions wholesale, or in ways that infringe the rights of the people who made them;
• attempt to obtain non-public data, defeat rate limits, or interfere with the service or with Zillow;
• resell raw access to the service as if it were your own API without telling your customers it is HouseData.

Photo links returned by the service point at Zillow's own servers and are subject to Zillow's terms.

3. Billing

RapidAPI subscriptions are billed by RapidAPI under its plans and its terms; quotas, overage and refunds are handled there. A batch call counts one query per item. Apify Actors are billed by Apify per result under the price shown on each Actor. MCP calls are paid per call in USDC on Base through the x402 protocol: each call shows its price before payment, a payment settles only when the call returns data, and a call that fails is not charged. Settled on-chain payments cannot be reversed by us. Prices for MCP tools are those listed at mcp.housedata.dev/catalog.json at the time of the call. Private keys are billed as agreed when they are issued.

4. Availability and changes

The service depends on Zillow, which changes without notice. We work to keep every endpoint serving, but we do not promise uptime, a response time, or that any particular field will exist tomorrow. We may add, change, price, or retire endpoints; where practical we announce changes on the listing before they take effect.

5. Private access

Keys issued directly by us come with the limits and price agreed when they are issued. They are personal to the customer, may not be shared, and may be revoked for breach of these terms or non-payment.

6. Disclaimer and limitation of liability

The service is provided “as is” and “as available”, without warranty of any kind. Valuations and market figures are Zillow's published estimates, not appraisals, and are not advice. To the fullest extent permitted by law, we are not liable for indirect, incidental, or consequential loss, or for loss of profit, data or business, arising from the service or from data obtained through it, and our total liability for any claim is limited to the amount you paid us for the service in the three months before the claim.

7. Termination

We may suspend or end access for use that breaches these terms or that harms the service, with notice where practical. You may stop using the service at any time; marketplace subscriptions are cancelled on the marketplace.

8. Changes to these terms

We may update these terms; the date above says when. Continued use after a change is acceptance of it.
